Shoals is a small, adults-only property on Stirling Basin with eight suites and ten boat slips. Each unit has a kitchenette, water-view deck, and direct dock access — ideal for travellers arriving by boat or planning a Shelter Island ferry day. Greenport's restaurants, the LIRR terminus, and Claudio's are all a 10-minute walk. We stayed in Suite 4 last September and it's exactly the right size for a two-night couples' trip — full kitchen, a deck you'll actually use for morning coffee, and the water noise puts you to sleep. Ask specifically for a Stirling Basin-facing unit; a couple of the road-side suites are noticeably louder. The complimentary bikes are the best-kept secret — ride to Kontokosta in 20 minutes flat. Book at least 60 days out for July and August; the property is small enough that summer weekends sell out early.

Slips and dock access
The Shoals runs 20 private boat slips on Dockwa, in partnership with Albertson Marine, taking transient vessels up to 40 feet. Boaters can dock directly at the hotel or nearby, with day rates for those just stopping for the on-site food truck and water views; reservations for a slip are requested at least 24 hours ahead.
Food on site
There's a bayside food truck on the property and a restaurant overlooking the marina that serves continental breakfast to guests.
Location note
The property sits on Main Road in Southold rather than inside Greenport village proper, at 61600 Main Road — worth knowing when mapping walking distance to Greenport's Main Street shops and restaurants versus a short drive.
Suite categories and sizes
The Shoals organizes its rooms as named suites rather than generic categories. The two-bedroom, two-bath Grand Shoals Suite runs about 800 square feet with a six-piece dining table, a dishwasher, and a mini fridge and freezer. The one-bedroom Garden King, Terrace King and Patio King suites each run about 450 square feet, and the Garden Double Queen (also about 450 square feet) interconnects with the Garden King. The two-bedroom Boardwalk Double Suite is about 525 square feet. Every category includes wireless internet, air conditioning, a coffee maker, robes, a garment steamer and bath products by Malin + Goetz.
