The Inn at Harborknoll

Adults-only luxury B&B with harbor views and a heated pool, three blocks from downtown Greenport.

Harborknoll is a small, adults-only luxury bed & breakfast set in a turn-of-the-century home above Greenport Harbor. Five suites, a heated pool, manicured gardens and water views from the wraparound porch make it one of the village's most romantic stays. Greenport's harbor, restaurants and ferry terminal are a short walk away. My short-list recommendation for anniversary trips. The heated pool actually gets used shoulder-season — May and October evenings included — and the harbor-view suites are worth the upgrade over the garden-view rooms. Breakfast is a proper three-course affair with the innkeepers, who are 30-year North Fork residents and pour a local sparkling with the fruit course. Walk downhill to Little Creek for oysters and a glass of Sparkling Pointe, then to The Frisky Oyster for dinner. No kids, no elevator (some suites are up narrow stairs), no televisions in living rooms — that's the point.

Season and minimum stays

Harbor Knoll is open seasonally, from May 1 through November. During July through September, both weekday and weekend stays carry a three-night minimum, and a Saturday booking requires also booking the Friday; the same three-night minimum applies over Memorial Day, July 4th, Labor Day and Columbus Day weekends. 1

Pool and grounds access

Guests have access to a private beach, gardens and a heated pool, with the pool open seasonally from 10 am to 3 pm — a narrower daily window than the property's overall stay. The inn does not allow pets or children under 12, except in its separate cottage unit, and is entirely non-smoking. 1

Deposit and cancellation

A deposit of half the total stay is required to hold a reservation. Cancelling 15 or more days before arrival returns the deposit minus a $30 fee for rooms or $100 for the cottage; cancelling within 15 days makes the guest responsible for the full reserved amount unless the inn is able to re-rent the room, in which case the charge is refunded. The property also offers optional travel protection at booking. 1
